How these figures are calculated
Everything on this page is built from active ss.lv listings, which we collect and refresh several times a day. A listing counts as active for as long as it stays on the platform: once it is taken down it drops out of the sample and the averages are recomputed without it.
These are asking prices, not transaction prices. A seller posts the sum they hope to get, and the deal often closes below it. Read the market averages as a starting point for negotiation and as an indicator of direction, not as a valuation of any particular flat.
The average price per square metre is computed only over listings that state both a price and a floor area. The trend is built month by month from the same sample, so in months with few listings the line can swing noticeably — that is sampling noise, not the market moving. The room-count and district breakdowns work the same way: the smaller the slice, the more carefully its average should be read.
We do not manually merge duplicate agency listings and we do not filter out prices that look suspicious — the data is shown as the platform publishes it.
