How to read the district comparison

The table compares Riga districts by active ss.lv listings: how many flats are currently for sale or rent, the average price, and the average price per square metre. It refreshes several times a day along with the rest of the catalog.

A listing's district comes from the platform's own field and is mapped onto our single district taxonomy. That makes slices comparable, but it also means a few neighbouring micro-districts can collapse into one. Where a district holds only a couple of listings its average says almost nothing: one expensive flat moves the whole number.

Price per square metre is the fairest metric for comparing districts, because it does not depend on how large the currently listed flats happen to be. The plain average does: a district full of four-room flats looks more expensive than one full of studios even when the price per metre is identical.

Price change is measured against the previous period over the same sample. In small districts, treat it as a nudge to go and look at the listings rather than as a measured trend.

The figures are indicative and meant for comparing districts with each other, not for valuing a particular flat — the final price is always set by floor area, storey and condition.
